I'm not sure that there is any one "local expert" in apartment buildings for sale although I'm sure there are agents who may make that claim.

There is currently only one set of apartments for sale that exceed 100 units. It has 172 units. After that the number goes down to the 30's, 40's and 50's.

I suspect you're right about it being (at least slightly) overpriced. A quick review of the bottom of that page shows that there have been several recent sales nearby, one on the same street. If you divide the sales price by the square footage on a home, you come up with a "price per square foot" which lets you more easily compare homes in an area. It's not foolproof; it can't always show you that a property had a MUCH better (or worse) location, or extra (or fewer) amenities, or a larger (or smaller) parcel of land. It can help you to see which might have been "fixer-uppers" and which were probably fully updated. Doing that indicates that this home is priced beyond even the highest recent sale for the area. Possibly there's a good reason for that, possibly not.

To be absolutely SURE of a good price for this home (or any other,) you need a real estate professional to review data directly from the MLS, because data you find on online sites is often inaccurate in substantial ways (and I wish I could explain why that is.) If you're interested in having me do that for you, just let me know. As your Buyer's Agent I would be bound to have your best interests in mind, and would help you to negotiate the best price possible for your new home. And once you got that accepted contract, I'd be there to guide you throughout the process, from inspections, to renegotiations, to closing. The best part is that all of these services from me to you are typically paid for by the seller.

Hansmore Place is in the Westmoreland Court Subdivision in West Knoxville, near the intersection of Morrell Road and Westland Drive. Not too many homes go up for sale in this neighborhood. The last home sold was in January of 2012. It sold for $299.000 however it was quite a bit larger than the home currently for sale. Prior to that, the last sale was in August of 2010 (which we actually sold). Let us know if we can answer anymore of your questions. You never know if you'll get a buyer for one of your Open House showings or not. You just never know. Yes, there are statistics and opinions about what houses don't show well due to location, age, etc., however, if you never have an Open House for a particular property, you'll never know. In my opinion, it's such a small request from the seller that would make them happy and let them know we're trying. At the same time, yes you must be safe and stand firm on not having an open house, preferrably no more than monthly, because the property will get stale.

I will always do an Open House if my sellers wants one. It will make them happy and in return, I will feel that I'm meeting their needs.
