I have land that I want to sell under owner financing or lease to purchase or both. The land "SOLD" and the purchaser and I are not quite sure how to do this. Under my mortgage there is not "Due on Sale", furthermore I called my mortgage company and I was told as long as they continue to make payments, I could do what I wanted.

I am hearing different things from different attorneys. I want to finance 100,000.00, seller putting 20K down, will make her monthly payments directly to my mortgage company (already said ok) plus (my bank draft securly pays my mortgage). Then every FEB for 5 yrs or until loan is payed in full buyer will pay 10K (every feb)

Can I finance the whole amount or just the amount that is left over after my original is paid off.

If you work on th3 west side of Raleigh or west of Raleigh this location is good, however if you work in RTP or in the center or east part of the city you may wish to consider traffic and drive times. Terramor builds a good home, however being adjacent to the retention pond may impact your resale value. Buyers are frequently concerned about excess mosquitoes when close to the retention pond. Hard to truly answer this but my belief is that the homes in Knightdale are typically lower priced than in nearby Raleigh and because Knighdale is in a USDA eligible zone, many people back in the day of the lending problems were able to get 100% financing on homes that today are now harder to qualify for. Thus many people were able to obtain homes they necessarily could not afford. Foreclosures are in every price range but from what I have seen, more affected the lower priced areas, This is no reflection on Knightdale itself as its a great place to call home and you can still get better deals than in Raleigh or Cary home wise. Good thing is lenders look at financing more clearly now. ... more

I've lived in a community called Rockbridge in Knightdale for the last 5 years. Its an easy commute you're going against the opposite direction of the majority of traffic in both the morning and evening.
