There is a reason why all the rentals that are open are being offered by Rookstool, they have a nickname here.. Crookstool. All they want is your money and they never fix anything. I would stay away from them. One day, out of curiosity, I went to the Klamath County courthouse website and looked at their case docket, five cases being tried that day was against Rookstool. ... more

I'm not sure either, but beware if you rent from Rookstool sight unseen; we trekked up to K Falls, checked out several listed properties & NONE of them were move in ready, even though the girl at the office said all of their properties were move-in ready. If you find how to locate home owners who have rentals, let me know!
Thanx & Good Luck

Trulia gives you listings based on what the person placing the ad tells them to. It is not uncommon in this area for some real estate companies to list manufactured homes as single family homes (when for sale) or apartments as single family homes (when for rent). It is dishonest, but it gets their ads more views. ... more

That certainly sounds like a scam to me! I wish Trulia would stop allowing rentals to be listed on this site unless they are listed with a licensed real estate professional!

Condo is a type of ownership. You own the building, but not the land. The Home Owners Association collects dues (HOA fees) from the owners. The dues are used for exterior maintenance. You are responsible for the interior and all of its workings. For example, if you have a leak under the kitchen sink it is your responsibility, but if the water pipe has damage coming into your condo that is the Association's responsibility. ... more

Don Romano answered:
Greetings Brenda,
Rent at one of the several parks ran about 305.00 a month, generally includes water, sewer and trash. All other utilities are yours to pay. Before landing or buying into a park the owner/manager requires an additional application from you, in other words they can refuse to lease a lot/space to you. Pets? Each park has their own restrictions.

Simple math, if you pay 300.00 for lot space per month and purchase a mobile home for 400.00 you may qualify for a home with an acceptable credit score, and with little or no down payment.

If I can be of further assistance feel free to contact me, FNR Realty, Don Romano - broker, 541-891-9441.

Trulia is almost always wrong on the house. I find they are almost always 2-3 houses off and usually across the street. I think they must let the internet select the location.

In this market there are many reasons why a price may go up and down. As was mentioned, if it was a short sale, the lender may not have approved the listing price and required it to go up. Then again, if there was an offer and it was appraised that might have something to do with it also. ... more
