We started seeing recovery of a down turned market the end on 2011 into last year. 2013 has been much better and I believe the trend will continue upward. It takes a awhile for the higher end listings to follow suit but we are in fact seeing them go under contract! Marketing the house at the high end requires much diligence, I have the know how to help set that apart. This will definitely depend on the owner/landlord. There are quite a few rentals in the Admiralty Village area of Kittery - small cottages & duplexes - where you may find some luck. I've seen some there that do accept small pets. Many year-round rentals in this area are managed independently by the owners or small property management businesses. There are few large multi-unit apartment rental complexes in the area (as compared to Philadelphia). Contact me if you'd like more info on moving to Maine! If you allow pets (I only take dogs no cats) and are lucky you may get a military family. There is a shortage of rentals right now. I rent and manage many units and am able to get more money right now as nothing else on the market. I have a rental unit on Main st near the Mexican restaurant in Kittery, 2 bed/1 bath with basement/1 car garage, getting $1100 a month plus utilities. The answer is no. Your father in law can sell the house to your husband but he would still have to pay off the existing mortgage and get a new mortgage in his name. The only other way is to see if the existing mortgage has an assumable mortgage clause (I have a house in Kittery and have this) that would allow your husband to take over AND PAY the mortgage. Otherwise best to negotiate a short sale or an allowable sale between related parties with bank prior to foreclosure. If your credit is not good there is very little recourse to save the house, other than all moving in together to share expenses and get a modification with combined income.
