You can do an FHA loan after 12 months if you were current on the mortgage at the time of the short sale and you DID NOT do a short sale of a principal residence simply to take advantage of declining market conditions and purchases at a reduced price a similar or superior property within a reasonable commuting distance

If you were behind on your mortgage at the time of the short sale , you can still do an FHA after 12 months if you can show that the short sale was due to financial hardship and now you have re established your self ( Income and credit) The bar here is very high and strict, you must prove . if you have any questions pls call me

I believe a 580 minimum is required. However, I can recommend a company that really helps with your credit score and does so fairly quickly. I've recommended them several times to my clients and they have gotten them to their target scores fairly quickly and my clients have been very pleased with their service.

That score will not permit you to buy anything with any conventional or FHA mortgage. I agree that doing credit repair is what's in order and much of it you can do yourself, but having a LOCAL lender who assists can be invaluable. A local lender can review your credit report and run scenarios where if you pay this off or down, or resolve that how it will impact your scores.
Whether yours can go up fast enough depends on why they are that low and what resources you have available.
Focus first on keeping everything paid on time. Find a local mortgage lender who assists with credit repair. It may happen fast, I just can't say if it will happen in 4 months, but a local lender who assists you might be able to. Best of luck.

I don't mean to rain on the parade, but getting your home refinanced is very unlikely currently. You may have some better options at some point in the future but as it is foreign national loans are extremely tough to get and refinances are tougher. I would give you the info of some lenders who may be able to help but I don't think any of them can. I wish you the best of luck though. ... more

Here is the answer to your question ,every Bank qualifies people diferently depending on many factors.
These are the basics; you need 35% to 40% down payment, last year proof of income, assets in you Country Bank statements and history of employment, also you need copies of your passport Visas, letters of reference, and if you are working for a company the Bank may request the signed contract with that company.Good Luck

You can get a Heloc on any property owned oout right, because the property itself is the warranty on the repayment. The only posible issue is will you be able to proof enough monthly income to repay the loan. In other words....if you have a job and are able to make the payments it should be an easy process.
