No, seriously, the houses on the Bellalago side can be more expensive because you are closer to Lake Toho and the larger club house. There are also bigger houses on that side of the development.

HOWEVER- living on the Isles side, I can tell you that our pool is NEVER as busy as the main one. That is a big plus for me because I want to be able to sit by the pool and write (book 5 comes out soon!) or relax in the hot tub without having to deal with heaps of little kids.

Also, it is nice to have direct access to both Pleasant Hill Drive, and Poincianna Road (front and back gates).

AND- almost all the classes offered by the HOA take place over on our Isles side so I can walk to Zoomba, Water Aerobics, or Cross Fit. Which is really nice.

Speaking as a resident of Kissimmee FL, with kids in the Osceola County school system, I can tell you our personal experience has been great. I was told not to expect as much from Florida school as I was used to in Connecticut, but what I found was quite to the contrary. I like the system her much better.

There are several of my clients with children in Windermere Prep & Bishop Moore. WP just had pajama day & anti bullying day. They love the programs they include in the school & make it fun. There are many communities to live close to the school, this area of Orlando & Winter Garden is the most central location to the parks & perfect to downtown & shopping. There are older parts to Windermere or new communities that are up & coming. A very booming & growing area. Let me know if I can help in any way.

Great question.
We don't use "Merchant Accounts" our tenants pay directly to our bank accounts. We have a separate bank account for each property the tenants make automatic deposits, some do bank transfers other deposit at a local branch. The accounts are setup so that mortgage payments are automatically withdrawn all other payments are done online. We have extra funds in one account with all accounts tied to our business so we don't have any bank charges of monthly fees. Check out Bank of America I don't always like the bank but in this case it works great for us.

Not sure what you are comparing them too, but according to all my clients from New York and New Jersey both taxes and insurance in Kissimmee are less than half what they pay now.

When it comes to Hurricanes our policies have a special deductible of 3% of the value of the home, other none Hurricane coverage still has the typical 500 per incident deductible.

Taxes in Osceola county are in the range of .016 per $100. That will be about 1,600. for a $100,000. home.

I got a private reply from a Canadian reader who has purchased at BellaVida and found my comments here a bit harsh. Here was my response to her:

"Thank you for the feedback. As you probably know, BellaVida (2007), Terra Verde (2004), and Lake Berkley (2001) were all built by Park Square to essentially the same plans. All three resorts border each other. BellaVida units don't look any cleaner but they certainly do look newer. If you want to see how they will age just visit the other two resorts.

In terms of a resort experience, as you say, you enjoyed staying in BellaVida and I hear the same thing all the time about the other two as well.

In terms of an investment, BellaVida is clearly the riskiest of the three for two reasons - first, who's knows when and how it will ever be finished and second, it costs at least $20,000 to $30,000 more there for exactly the same thing you can buy at the other 2. People are still paying a new premium at BellaVida. There have been numerous resales in the $80's and $90's in Lake Berkley and Terra Verde. There has been only one resale below $110,000 in BellaVida. 5 to 10 years from now people will not notice the age differences. What they will see is townhomes crowded together with no views in BellaVida versus the same townhomes much less packed together most with very pelasant views in Terra Verde and Lake Berkley.

So if you bought your townhome mainly to enjoy it yourself, then have fun. If you bought it as an investment, you could have done much better."

Well, that's an awfully open question. I assume that since you are asking here on Trulia that you are looking to buy there. The prices are attractive, less than 25% of what these places sold for at the peak of the "madness". But of course a drop that huge does bring up plenty of questions in and of itself. It's no where close to Orlando and the attractions, which is either a minus or a plus depending on your view. Despite the name there is no on site golf. The few amenities are shared by an a lot of units.

If you are looking to buy here, I'd suggested you take a look yourself.

If you like to be closer to Orlando and the attractions there are a lot of better choices. If you want to be in the middle of rural sprawl, then this place is as good as any.
