Thank you for your inquiry. I understand this question was asked few months ago, but nonetheless I'd like to respond.
My specialty, as most other agents who responded, is vacation rental and investment properties. I also work with families moving to Orlando area, therefore keep myself informed about area schools. Most of the top rated schools are not near Resort's or South from Disney, rather North.
That said I would also like to point out that in order for vacation rental property to generate income (or "earn well") it needs to be available MINIMUM of 75%-80% of the year. Meaning it would be impossible for a family to live in throughout a school season and rent out for breaks and generate income.
Best case scenario would be to purchase a home i.e. Hunters Creek, SE or East Orlando or Windermere area, where the best high schools are at, AND purchase a designated vacation rental home in one of the top communities such as Windsor at Westside, Reunion or Festival. That way the income property will be able to "work" full time.
I created a LIVE map with almost every vacation rental community on it. Take a look at it for reference: www.margusmahar.realtor/vacation-rental-communities
