Well...1-financing, if ya need it-line it up...that is key...not just with a foreclosure but any home-sometimes FC's are in such bad shape they are Cash Only properties...2-Agent...yeah we have lots and lots of those...BUT if an agent has never dealt with FC's...think again, this is not the transaction where ya pick your brother's wife "just because"...most of the time you need to be an approved FC agent, say through Hud Homestore, Pemco or the Fannie Mae FC's on-line bidding and ALOT of paperwork and timelines and timeframes...the rest is easy breezy...I can point you in the direction of a NC lender, I can get you a Kinston, NC agent...just say the word.

I am the Heir to the same situation but the economic fall made the home value 100K less than the amount owed. The only option to even get a dollar is to purchase the home in a short sale to myself and fix it up. I am 66 so I have no income to acquire funding for a short sale in the amount the home is currently worth (HUD appraiser says 200K as is). Bank says they will accept 95% but gosh it will cost them at least 50K to foreclose I am told and then there are the mandatory repairs! One of the bathrooms is completely gutted due to black mold issue and stopping the reno as of death 3 years back. I have lived in this home for 30 years and until the need for reverse mortgage when I was not 62 it was in my name and hers. Beware folks you could be on the street as I am about to. My rent would be more than a house payment on this home!!!!! ... more

NOW,, the economy has taken a bit of a down wards ... turn.. but IT IS SPRING, etc, etc... have you found anything yet? I own my mom's home in kinston, NC.. and we are in the middle of trying to sell it. it is 3015 engleood drive . check it out. there is a nice big pool in the back.... lots of foks in kinston, maybe had to move on, etc, etc... some foreclosures..... thank you, mary ann dupree ... more

This is a question best directed to your attorney. With both names on the mortgage, the lender expects the loan paid and you are both responsible...if payments are late, both credit histories will be affected.

Many houses in Eastern North Carolina are built on slab and if constructed properly there should be no problems if there is anything wrong with it will show up on the home inspection. Make sure that house in not in the flood zone as that will increase your flood insurance significantly.

I've come across the same: that double-wides depreciate in value. Consider that many lenders (including those that work with FHA mortgages) will not even loan on an older mobile home, even if many improvements have been made and it's permanently fixed on a great piece of land. Once a mobile home, always a mobile home? At least in the current economy, it's getting more and more difficult for lenders to close on re-sell mobile homes. ... more
