Forest Ridge does not have and HOA fee. Most subdivisions have covenants but it is difficult to enforce without a HOA. If the covenants are older they may be inactive. I believe this is the case with Forest Ridge.
If you are interested in a home there please let me know. Currently there is a HUD owned home available as well as a recently renovated home. The home at 103 Meadow Ct is renovated and is listed at $99,900.

I don't think any kind of home search can be started too early. Depending upon the apartment complex or property management company you talk to, they all should be able to forecast to a certain extent whether something will be able and may even be able to have you go ahead and reserve something. The rental market is hot right now so it's better to give yourself more time.

I'm not sure you're going to win this argument with so little data. Because real estate appraisals and tax appraisals are different, I would bet your taxing authority is only going to be willing to talk about a period comparable to the one in which they established the value of your home. In other words, if they did the assessment in November for tax year 2012, and looked at values from the previous six months, they will want your "argument" comparison to be for a similar timeframe. If you can show them that their assessment for THAT TIME was out of whack, you'll have a good shot, but I don't think they'll compare it with another timeframe. Hello, Yes, Kingsland has Gilligan's Island a recreational park open to the public for swimming in the lake. There is also a neighborhood called Waters Edge that has a 24 acre lake without swimming restrictions.
In Folkston there is the St Marys river on Traders Hill that is fresh water and also has a city swimming area. Brunswick has fresh water swimming as well as Richmond Hill.

All of Coastal Georgia has older Gerogian Style homes. Particularly Brunswick has Halifax Square which has many Victorian homes (old Georgian)

St Marys has many historic homes built from the 1790's to homes built today to look like older homes. See the cottages on Dilworth as examples.

The average time on market for Camden County is 9 months. Some homes are not on the market as long, this depends on condition of home, marketing and most importantly pricing.
