I have lived at VFTW for 12 years. The condo fee is about $360.00. It includes a cable package that is worth $250.00. You have unlimited paid channels (HBO, SHO, STARZ, CINEMAX etc) The condo fee also includes water sewer garbage, Indoor and outdoor pool gym snow removal. The electric is bulk and dirt cheap 30-80 a month. Building well built and maintained well There is a 24 hour door man. The Condos are Huge1500-2300 sq feet. Three walk in closets. Originally when I moved in it was a lot of older people. The majority of them moved to Shendal. There are all ages including families with children. There are pets in the building. It is probably the best deal in town if you want to buy. The increase in properties for sale is due to the fact that a lot of the original owners are moving out to personnel care homes. Hi TF_Buyer, As Ed said, it's not a conflict of interest if that's the end of the story. But you should keep in mind that the agent will want to sell the first listing first and might (even without realizing it) play favorites. You see, when a listing is on the market for more than 80 days many agents begin to be reluctant to show the listing. (If it's been on the market for a long time, maybe there's a reason--or so the thinking goes.) This isn't a set science and certainly doesn't hold true for unique homes and luxury estates. Should those buyer agents hold back in showing homes that have been on the market a little longer? No. They shouldn't. But it happens.

Seller's agents also know that buyers will compare both units. They'll set the price of their listing competitively against the other unit. How will they do that if they're both in the same development? Are the features and upgrades plus/minus condition and square footage of one vs the other enough to fairly price each?

Quick updated answer to this question-- KOP currently has 38 rentals listings in the MLS. If you look at the days on market you'll see a gap between 8 days and about 25 days. Once you hit 25 days on market the DOM are more common... 25, 26, 38... So if you have a rental property or you're thinking of renting your home, make certain you set an appropriate price. And if you're thinking of buying a rental property give me a call--I'd be happy to help you including comparable market estimates for the purchase and for the rental amounts. It's crucial the numbers work out in your favor.

Hello Brian,

As a mortgage loan officer I have worked with numerous agents on short sales and distressed properties. I work with them behind the scenes to get the mortgage to the table. In working with them it becomes clear to me who knows what they are doing and who does not. With foreclosures and short sales you need to be proactive rather than reactive so it is imperative that the agent pays attention to detail. I just worked through a nightmare of a deal and the agent was on the ball throughout the process. She knew the process well and had no problem going to the bank to pay for repairs to the foreclosed property. Yes and the bank did pay for them. Many times I have been told by Realtors that the bank won't do this, the bank won't do that. That's all a bunch of garbage. If it makes sense the bank will do whatever is necessary to get the deal done as long as it makes sense. Sometimes you need a Realtor who pushes back. The one I am thinking of is in Montgomery County and I think would fit your needs. Aggressive, proactive and with the buyers best interests at heart. She also has a knowledgeable assistant that gets involved where necessary. Let me know if you need a name.

Hello James,

If the loan is subject to the 90 day rule you cannot make application until the 90 days has passed.
There are exceptions to the 90 day rule. There cannot have been multiple title transfers in the last 12 months. My lender requires a 680 credit score and if there is more than a 20% increase in value then it must be supported by a property inspection and a second appraisal to show it he seller has done sufficient repairs to reflect the increase in value. It must also be a non arms length transaction.

I can't personally answer as I have never lived in the units but out the ones I have sold, none of the owners have ever complained about it.
As John said, if you are blasting music, yes I'm sure you can hear, but average everyday noise shouldn't come through. You can always ask the neighbors when you tour the area..

I think you get the best of both worlds in Upper Merion, meaning you are close to the City or to various little Main Line towns, but still enjoy the suburban life style. So location wise it's great. Your taxes are lower than most and the schools are...Well when you are a licensed Real Estate professional you are not at liberty to give your opinion about schools believe it or not, luckily for you that information is readily available online.
