You should be using a Realtor to help you with the process and also pull comps for you. You will always pay a premium for a new build home but you do need to make sure the home and amenities are priced correctly.

The closing costs and credit are probably only if you use their "preferred builder". As a Realtor and mortgage broker I have a lot of clients that buy new homes and we have found out that their "preferred builders" seem to charge about the same in extra fees as the credits they receive. So even if the home may be a good deal the financing options they try to force you into are not always the best and that can cost you tens of thousands of dollars over the life of the loan.

In my case as I am also a mortgage broker I can provide my clients with a competitive GFE that they can use to help force the builder's lender to provide them better financing options at a lower cost and still get those bonuses. It is one service that I provide my clients who buy new build homes that has saved them so much money on closing costs.

Comparing stats from July 2013 to July 2012 we have experienced a 2.04% appreciation in home value. This has been constant this year. Also, since April 2013 the Killeen/Fort Hood area has had less than 7 months (July under 6 months) worth of inventory on the market. This tells us that the market is rebounding nicely.

Over the last several years we have been fortunate in the Killeen/Fort Hood area, as we have not seen the huge decline in the market. But, over the last year, we have definitely experienced an improvement to property values.

A home is appraised at market value. That is based on a compared similar property within the same radius which has sold within the last 3- 6 months.

In most cases the seller will pay a portion of your costs, usually around three percent. When you buy new construction, the builders will have specials. Joe, Take a look at this site...

It is all public record based. It will give you a Home Sales summery going back two years, broken into 3 month increments. Homes sales price trend back to 2006 and other information..It's another place to compare info from other sources.
