Mike, Delaware is one of the main arteries coming out of the city of buffalo. The village of Kenmore does get quite a bit of foot traffic and although a few businesses moved on (Premier liquor getting incentive to move to amherst for instance) in the village quite a few new business have popped up. It would be nice to see more business (especially something different than a pizza shop or hair salon). The village really needs a cute pub or coffee house. The best thing that has happened in the village recently is a redesignation of the roadway. The old format was a very unclear lane and a half in each direction. Recently (last week) the road was painting with one distinct lane in each direction and a designated turn lane in the center. This should slow traffic down (even though Kenmore Police have been doing a good job at that) and will make traffic flow more smoothly. Hope this helps. ... more

It may be late to answer but I think your referring to who may have legal rights to placing an offer on the house. If a tenant shows interest in the purchasing of the home and you agreed to let him purchase it if you decided to sell. Then he has first rights to place an offer. You had no agreement with the tenant you stated you didnt want to deal with him to let the agent handle it. As long as you didnt have an agreement verbal or in writing you can place it on the market and sell it to whomever. ... more

It gives you access to the multiple listing association and a tremendous inside track as to what is happpening in the local market, But it is not a legal requirment that you as a licensed real estate associate be a member of any local association. ... more
