Mr. Logan,

As a custom home builder in the Hill Country the budget factors to consider are, in no particular order:
- Cost of getting utilities to the build site
- Cost of the driveway and other flatwork areas
- Cost of the slab!!! By FAR the biggest factor. Once a slab gets beyond 36" out of the ground the costs really start to go up fast.

Other factors to consider are:
- Deed restrictions
- Potential flood zones
- Access (location)

I'm a builder, not a lender or a real estate agent. So my perspective various on a few of these things. I tell my client to build what they want, where they want, based on what they can afford.

I've sold a few homes in Boerne and land in Comfort. You are absolutely correct in your' assessment of the situation. The prices in Boerne are very high. If you shoot me a quick e-mail I can send you a list of everything in your price range there in Boerne. Adjacent to Fair Oaks Ranch Country Club (36 hole golf course - both great)
We are 9 miles from Boerne, 50 miles from Fredericksburg and 20+ miles to San Antonio, about
10 miles to large shopping mall. Boerne schools and Fair Oaks School (elementary) are the best.
I have lived in FAIR oAKS RANCH for 21 years and love it hear. Great country club - laid back and friendly and very reasonable to join. Also have fitness center and tennis courts.

Well, you'll pay taxes on all acres of all land you own. AG exempt, if qualified, has a lower tax rate. The one acre you you mention may be the homestead and most likely has a higher tax rate.
