Approval for rental is based on each individual landlord's/property manager discretion. You can only be approved or declined on a rental property once you have submitted your application and they run the credit/background check. You can be pre-approved for a loan (and you should) if you are planning to purchase a home.

Makes a person wonder why you posted this queston at all, when you get an Agent who is actually willing to help you, and then you don't respond. Maybe you found a house in the few hours between the time you posted the question and I answered it.

In any case, let me know if you'd like to save some money on your electric bill when you get ready to hook up utilities. I can also show you how to do that.

It is really risky to take over someone else's mortgage payment.
I would advise against this in most cases.
Most loans are not assumable, so you are at real risk that you loose all your money.

If you are not ready to buy, then rent and buy when you are ready.
I've never seen a rent to own, lease purchase, or what ever you want to name it that was good for the buyer. Most of the time it just creates a ton of problems and real risk for the buyer.

One thing you can do is that when you are ready to buy, just make an offer to buy the house from the owner. Some would rather sell the house than rent it and if they are real investors, they're also business people, so if you make the right offer, they would consider it. You can do that on any house you rent. I see this more often working for the tenant, than rent to own type options.

The best leases do move very very quickly here. Unbelievably quickly.

We always suggest a few strategies to be ahead of the curve.
One is to have you app filled out, supporting documentation ready, app fee ready, and deposit ready before you ever even look.

Sounds crazy, but that is how brutal the market is now. I see people bidding on properties this summer.

Sometimes these sights are 2-5 days behind on updating the listings either available or taking them off. You can try a site like this to see properties faster in most cases.

I work a lot of leases, so give me a call and I can give you the skinny.

I don't see any these two neighborhoods.....

You can also set up searches on our website for these specific neighborhoods, or searches by schools, or probably a better idea is searches for all of Keller. Inventory is very very tight right now and you may need to broaden your search area as I found only two rentals in Keller currently under $!650.... you can see them here:,Foreclosure%20Bank%20Owned,Short%20Sale,Lease%20Rent/

It often depends on the specific city as to if the bill will remain in the landlords name of if it will go into the tenants name.

Keller is beginning a difficult rental area because homes move so quickly and prices have gone up like Bruce said.
