You can not "list" a property with out a real estate licence because you can not access any of the Multiple Listing Services. So therefore you are limited to doing a For Sale By Owner which isn't listing. Its selling privately. As far as your advertising, you can place a sign in the yard, buy newspaper advertisements in the classified section and post on the very few websites which allow FSBO's. The problem with this is that the housing market is entirely driven by internet exposure and with limited advertising resources its extremely difficult to get top dollar for your home if only a limited amount of people can find it as being for sale in the first place. Some people may think there is something wrong with your house or that you are hiding something and that is why you are avoiding using a regulated NJ brokerage. At Better Homes and Gardens Coccia Realty our agency is technology driven. We use all the major housing websites (about 100) and then pay additional monies for the enhanced listings to get the house to the top of a Google or other internet search engines. We have professional write ups that are keyword friendly. We use the maximum amount of professional photos per website to further enhance. We then syndicate the listing across all of our competitors websites so it looks like its their listing so even more people see it. We then market the property in all the MLS services so every single Realtor in the area with pre-approved Buyers can see it. We take out full page color adds in the newspapers and we do bulk postcard mailings to entire cities at a time. You see the larger your buying pool of potential bidders for your home the more likely you will get more bids and therefore more money for the home. We create the demand. A lot of people still fall in this trap, and there is absolutely no interest in dealing with this fraud on anybody's side. The police at the supposed target destination refuses to get involved, and rightfully so, because the target location is not the one claimed in the request, it can be picked by WU anywhere in the world, and WU refuses to disclose where that was or any other details of the transaction to anyone.

FBI won't even touch it as they consider it too petty. Police local to the victim doesn't care either.

You should call your lender. There are programs available to help you. The bank will start sending you letters and as the months pass the lender can foreclose on your property but most states have a long foreclosure process. Following a foreclosure you must go through an eviction hearing. Eventually you will be physically removed if you don't move out. Time can be on your side if you take action early and don’t waste the opportunities for stopping the house foreclosure.
