In many instances, the appraisal value will end up being the exact amount of the sale price, or very close to it. It is the job of the appraiser to take into consideration all approaches to value and objectively derive "market" value for a property, but I personally believe that once they determine that the contract price is in the value range supported by the comps, they defer to the concept that a contract price derived by means of negotiations between a buyer and seller in an arms-length transaction is the best indication of value. In your case, if all of the comparable properties truly do reflect a value roughly double the contract price you have agreed to in your non-arms-lenth transaction with your Uncle, you would think that an independent appraisal should reflect a higher value than your contract price. But, without knowing anything more about the property, the comps, and the situation with your lender, it is impossible to comment on for certain. ... more

That is a really good question. From 2005 -2007 we probably saw a increase of prices of around 50-60%. Then from 2007-2011 we saw the market decline about 45%. From 2011-2015 we have prob seen the market gain back about 25-30%. So in my calculation over the last 10 years we are about where we were 10 yrs ago. Does that make sense. Islander's HOA fee is $699 and in my opinion it is a very economical fee, particularly as it includes your electrical bill which is often not included in a condos fees. That said, there is a potential for the fee to increase very soon. I recently listed and sold a couple of units at Islander on the Beach and I am also an owner there and a former HOA Board Member. Something I think is important - and I want all of my potential Buyers to be aware - that Islander's HOA is currently considering a short term loan to finance a portion of the renovations and other improvements they have scheduled.

In my opinion this is a not anything to cause concern. It is in keeping with Islander's very sound property and financial management. But any new Buyer might want to know that his or her fees will probably be higher for a few years.

The exact amount and the number of months the loan will be carried is not known yet. I've been told that the Board expects the loan to be approved by the owners and that it will add about $50 to $75 per month to the HOA fees for approximately 3 years. As I said, the exact amount and the term of the loan has not been finalized. It is dependent on the interest rates when the loan is actually initiated.

The trees are starting to fill in now. It's just a matter of time before many of the Pikake properties have some good-sized trees and more mature landscaping.

Re: home-based businesses most areas don't allow any that involve traffic or parking. So no doctor's offices but phone or internet-based businesses can be operated from home here.
