Islander's HOA fee is $699 and in my opinion it is a very economical fee, particularly as it includes your electrical bill which is often not included in a condos fees. That said, there is a potential for the fee to increase very soon. I recently listed and sold a couple of units at Islander on the Beach and I am also an owner there and a former HOA Board Member. Something I think is important - and I want all of my potential Buyers to be aware - that Islander's HOA is currently considering a short term loan to finance a portion of the renovations and other improvements they have scheduled.
In my opinion this is a not anything to cause concern. It is in keeping with Islander's very sound property and financial management. But any new Buyer might want to know that his or her fees will probably be higher for a few years.
The exact amount and the number of months the loan will be carried is not known yet. I've been told that the Board expects the loan to be approved by the owners and that it will add about $50 to $75 per month to the HOA fees for approximately 3 years. As I said, the exact amount and the term of the loan has not been finalized. It is dependent on the interest rates when the loan is actually initiated.
