Once the application is approved, then you will receive the lease documents. Why would a landlord or property manager show you a lease if they have not approved your application yet?
More important - since there are numerous rental scams, make sure the person shows you the rental IN PERSON and uses a key to get inside. Do not become a victim by sending money online and never see the inside of the rental. You can always verify the owner's name with the county's tax assessor office.
