This home is in one of the top ranking school districts in the area, the Park Hill School District. I'm confident in saying that young children in this area attend Prairie Pointe Elementary, and not Hawthorne. I just listed one around the corner from this home, at 7516 NW 77th Terrace, 64152. It is a very nice, well maintained and updated 3br, 2.5bath, Ranch with a finished walkout basement and a nice sized yard. To find out more about it or any other home in the Country, or to search schools, prices, open house dates, and even look for rentals, download my mobile app by texting kw1v7so7o to 87778 OR click from your device. ... more

This home is not currently for sale. It was listed for sale by Mayo Auction & Realty Inc. in early 2013, but was withdrawn after just 13 days. The $5,000.00 list price was not the asking price. Mayo Auction & Realty Inc. often list homes well below market to increase the number of bidders. ... more

KC appears to be an excellent investment property location right now... I have found a great tool to find investment properties that finds great properties in many U.S. areas, Kansas City included, analyzes their investment potential both as a flip or even as a hold and rent... Free service and seems to be really on top of it. Here's the link:

What hundred block are you in? The Plaza to UMKC are areas that draw higher prices than further North or South. I'm familiar with the area, so am happy to help. Pricing must be realtistic though due to the fact that we would need to draw buyers and then have the appraiser verify it's value.
Let me know if you wish any additional information.

Lets just say this... all depends on the seller of home due to the price, area and motovation, selling technic of agent with a strong market plan

also its a right time and right place along with the season... but would say anywhere from 60-110 days.. in a nut shell

If you are thinking about listing your home, its best to get a few agent over to your home to talk with you... If you like my honesty and bluntness... give me a call... Don Krueger Century 21

It is always a good time to invest in single family RE in Kansas City. At Equity Realty we believe market timing plays a very small part in successful RE investing. Investors or home owners that focus on the fundamentals that have proven successful in the past (location, cash flow, condition, etc.) make money regardless of the market conditions. The key is working with experienced successful agents that will craft a plan to meet your specific goals. Let us know if we can help.

Good Luck,

Kim Tucker answered:
Theresa, the average home owner is not going to offer a home for sale Lease Option because they don't know anything about it and when they contact the local Realtor to help them sell their home, most Realtors don't know about it either.

So when looking for Lease Options, you have two options. Go out and find people who know about Lease Option who are offering them for sale, one of the best places to start is on Craigslist and search for home listings with the key words Lease Option.

The other option is for you to be come an expert and determine what you are willing to offer for a option payment, a home price in the future and monthly payments, then go out to any of the properties that you like and make that lease option offer and explain it to the seller and or their agent. Be prepared to have an expert advisor with the contracts ready to go.

You might also conned with a local Real Estate Investor Association, the members at these associations have the most likelyhood of offering a home lease option.

you can find these groups listed nationwide at
