When it comes to any safety/crime related issues, it's always best to contact the local authorities with all your questions, hear all there is to hear firsthand. If unfamiliar with the area(s) do revisit more than once and at different times of day, possibly chat with locals/neighbors. Real estate professionals are prohibited from steering, enticing a buyer to purchase/rent, or not, in specific neighborhoods.

Kansas City appears to be an excellent investment property location right now... I have found a great tool to find investment properties that finds great properties in many U.S. areas, Kansas City included, analyzes their investment potential both as a flip or even as a hold and rent... Free service and seems to be really on top of it. Here's the link: https://fs21.formsite.com/SolutionSource/Register/secure_index.html
Good Luck!

HUD is housing of urban development. They help homeowners with federally issued mortgages, they also handle foreclosures that were financed FHA (specifically) When a buyer gets behind on their payments they can find a HUD agency to help them get the proper help needed...correct docs and such to seek a solution/work out plan.

If HUD had to foreclose they then have them for sale. Its done by bidding process. You must have earnest money, loan and/or proof of funds if bid is won.

Having all this info available on the web has made me think twice about moving. My home (suburbs of KC) has seriously depreciated, but, virtually no crime where I live. In KC where my daughter wants to live there is tons of crime. This is another place to look: http://www.clrsearch.com/Kansas_City_Demographics/MO/64131/Crime-Rate ... more
