If you already have a mortgage and a car note, a score of 630 and an income of just $30k a year, you're most likely maxed out on your debt to income ratio, and with a low score like that, I highly doubt you'd qualify for an investment type loan, those loans are usually a higher interest rate as well, not to mention you've only been at your job for 6 months. I'd personally say wait another year and try then, you don't want a bunch of credit checks on your credit either. ... more

If unfamiliar with the area(s) do revisit more than once and at different times of day, possibly chat with locals/neighbors. If you're just trying to find out if the property sold or not, I've found the easiest way to get the latest status is to call the auction company. There are a couple auction companies that do a good job of updating their web sites with auction results within 24 hours after the auction closes, but most auction sales take a long time to get processed and recorded, so you can't just check the public record the next day. ... more

go to at the bottom you can type in , or cut , copy and paste any address you are interested in .. ( after you erase / delete the address that is at the bottom from previous search )

I am currently going thru the same situation. Your buyers agreement MIGHT have a certain property listed on the sheet.

If not, it encompasses every property your buying for the time period indicated on the sheet.

Go to the agent and ask them to sign a 2125A "Buyers agreement addendum"
Lets say your first agreement you signed as for the agent to represent you for 6 months. Date ending 07/01/14. The addendum can just change the date to today....thus ending the agreement immediately. Have them sign one and your free to buy.

You'd think if they do not present the home to you, you do not have to go thry them....but that agreement probably states othersise. Or mine did. So, I had them sign that form., so I could move on. I did, have to outline the problems and incompetence of the realtor in order to get them to sign it. Messy.

There are pricing adjustments for all loans, based on factors such as occupancy, credit scores, and property types. The largest hits are for investment homes. Adding condo to the mix further raises lenders' (and Fannie/Freddie) risk, which is why you're not seeing lender paid costs for your scenario. Fortunately, Missouri is a low closing cost state, so that helps. It's certainly possible to avoid points (assuming credit scores are good) and it MAY be possible to structure the loan with a lender credit to help offset the closing costs somewhat. It is more difficult for lenders to pay costs on smaller loans, as any lender credit will be based on a % of the loan size. Questions on lender paid closing costs?
