Yes. Typically, the fee is to review the application and run a credit and background check (may require an additional fee). Once the application is approved, then you will receive the lease documents. Why would a landlord or property manager show you a lease if they have not approved your application yet?

More important - since there are numerous rental scams, make sure the person shows you the rental IN PERSON and uses a key to get inside. Do not become a victim by sending money online and never see the inside of the rental. You can always verify the owner's name with the county's tax assessor office.

Appraisers get copies of the sales contract...but an appraisal calling a seller? Nope...haven't heard of that. The appraiser is hired by and represents the bank (and paid by you). If there was a problem they would call your loan officer or loan processor.
