As a former realtor, your best method is to visit several brokerage offices in person (preferably during the weekday if possible, but Saturday is fine). Ask to speak with the Office Manager or Broker in Charge. Tell that person you want to be assigned to a realtor who speaks Spanish and has sold homes in your late Mom's neighborhood. Once you have 3 agents from different brokerages, interview them carefully.

As for selling a fixer upper, most agents have clients who are investors and buy fixer uppers. They renovate and repair everything and resell it for a profit. Beware - these investors will buy your Mom's home for a cheap price. One type of investor that is worthwhile - the non profits. Example: does your Mom's house have 4 bedrooms that could be used for retarded adults, disabled adults, etc.? These non profits seek group homes for their patients BUT as I learned, each city / town sets the maximum limit on the number of group homes allowed. You can check with your local housing authority and ask if the maximum has been reached or if your Mom's house will qualify. These non profits get financial aid from your state and private donations. They will fix and repair the house to accommodate handicap access.

No comcast, but WOW and Mediacom. I just switched to WOW and they have a deal of 500/50 mbps for $59.99 for two years with no data caps. Mediacom offers similar, but has caps.

I apologize for the inconvenience this has caused you. This type of email sends listings that may be outside of your search criteria, but does match your commonly viewed homes/areas. These are sent when no new listings fit your search filters. I receive similar emails for places in which I am not searching, and I agree they can be a nuisance. At this time, the only way to unsubscribe from those is to unsubscribe from Saved Search Alert emails, which can be done on your email preferences page. Please note, this will prevent any email updates from being sent to you with listings you may want to see in San Antonio, TX. We've received a lot of feedback about this and I can assure you that our email team is nearing completion on the feature that will improve this experience and allow you to turn those emails off. In the meantime, I would recommend checking your saved searches and deleting any duplicates or searches that are no longer of any interest to you in order to reduce the number of alternative emails being sent to you.

Please let me know if you have any questions about this and I am happy to assist however possible. Thank you and again I apologize for any inconvenience this has caused.

Thank you for using Trulia!

Hi Talytaly,

I can do FHA and VA loans down to a 580 score BUT you have to remember that your score is a small part of qualifying for a mortgage.
You may have the required score & still not qualify because of issues with your credit history.

Take a look at the recommendations from some of my past clients on my Trulia profile by clicking the link below my phone number.

Please feel free to contact me for more information or help.

Mrs. Guerrero,
Lending criteria has been changing and there are Mortgage Brokers that can now write loans with a credit score as low as 540. I know that is still above where you are at. I have a great mortgage broker that I can recommend to you. Abe Najera. He will evaluate your credit, tell you what things you need to take care of to get your score up to where it needs to be. They have a ton of programs these days. Best of luck to you! Feel free to contact me if you would like any other referrals or info about any homes. ... more
