Hi Phyllis,

Welcome to Trulia Voices and thank you for your question. Just signing up for a Trulia account will add your profile to our Find a Pro search results, however your ranking in those results will depend upon your activity on Trulia Voices. You can find out more about how the results are ordered if you access the link below this answer.

I performed a search in your location and came to the results shown at http://www.trulia.com/voices/directory/Kalkaska-pros--20053. I see your name listed among those results but that seems to be a duplicate profile. This new profile that you've created should show up in the directory soon, but to avoid confusion, it's best if you only have one profile on our site. Please let me know which profile you'd like to keep, so I can deactivate the other and please us know if you have any other questions or concerns.

Best Wishes,

Unfortunately you're finding out what many buyers have, short sales can lead to a terrific buy, but there are going to be some headaches and a lot of time in between. The extra aggravation and effort may be worth the reward so long as your certain you're still getting a great deal in the end. Be sure to read the fine print of the contract. In addition to a higher price, they may also have asked you to pay items customarily paid for by The Seller such as transfer tax and title insurance. Hopefully you're working with a solid agent and they are helping you through the process. If this one doesn't go through and you'd like to pursue a buyer's agent, I own a firm in Northern Michigan that services that area. My agent, Mary Janik, is currently the president of the Traverse Area Association of Realtors and happens to live in Kalkaska. She's a wealth of knowledge and would be happy to help you through the process if you are in need of a solid agent in the future. She can be reached via e-mail at mary@homewaters.net. Good luck and keep in mind that there aren't many wonderful opportunities that can be had without some extra effort! ... more

It varies widely based on location, paved road vs. gravel road vs. easement access, amount ot acres, etc. 40 acres will sell for less per acre than 5 acres for instance. I can provide a range of listings that would match what you're looking for to establish a price range, or just visit my web page (below) and click on the search link and you'll be able to access everything that's on the market right now. Once you're on the search, click on the map on the left to select the Kalkasa area, and then select "Property Type" of Land/Lot on the right. ... more
