Depends on the area and what the trend in your area is. It also depends on the market you are trying to reach. First time buyers in the lower to mid income level buying a starter home...I'd say it makes little difference. If you are marketing toward buyers buying to upgrade from their starter home then granite might be in order. However, granite is not the "hot" item in kitchens today for this market group. Solid surface and even concrete is better in this market. If you are in the high end market ,find something other than granite. In starter homes you can find some very attractive laminate tops for half the cost of granite. Look at what is in comps, go to open houses and don't be shy about asking other agents besides the one you are listing with. Often times the see $$$ signs and think granite will make them more money and then talk you into having it installed only to find out it did nothing to make you additional profit.
