Hello Linda,

While there are some buyers who will care about the fracking and wells in the area - the most impact occurs while they are being drilled with the very visible tall well equipment.

With the current market being so hot with limited inventory right now - most buyers are not being nearly as picky and just want to get into a home. So if the marketing is broad enough to get the majority of the buyers to view the homes listed their - there are bound to be some buyers who are not concerned with drilling that would be fine purchasing in that neighborhood.

Lilo, I can tell you that if you actually were told by a Realtor's assistant what you state below, you have an ethics complaint, at a minimum, and probably a Fair Housing complaint, as well.

That being said, you should interview a few Realtors and find one who can help you to find the right lender to help you find the right home. For $400,000, there is a plethora of homes in Northern Colorado you can consider purchasing.

Yes, Your credit score is still low. If you want I do work with a lot of Lenders. Give me a call. 303-720-4829. Something doesn't seem right with your credit report. If we can get you to 620 score some are lower but the loan programs for low than that are going away everyday. There is a new fed. loan in the area now call USDA 100% fin. Give me a call and let's talk and see if get you into a home before the tax dead line ends.

315,000 New Ryland Home in Johnstown. I know the area very well. Most homes are in the Johnstown area are selling for re-sale about 100 psf. right now. I used to sell new homes in Johnstown what is the square footage of the home. I hope this helps out. So my option with out knowing everything about the home. Is in 5 to 7 years would be that you might break even or make a little money down the road. Hope this helps you.
