When you recieve a wedding or party invitation, the first thing you do is judge the invitation itself. For example, You may say, oh what a beautiful invitation or how plain and boring it is. That is curb appeal. It's the invitation to the buyer to come into your home. What you say about an invitation is exactly what your buyers will say about your curb appeal. The four most important items to address to create curb appeal are as follows:

1. Keep the lawn manicured, walkways clear and safe (power wash and fix any broken concrete or pavers,)

2.Freshly paint the windows and trim, front door, porch or any chipping paint along the soffits etc.

3.Wash your windows weekly. This provides a sparkle inside the house as the buyer walks through and again when leaving as they turn to take a last look.

4.Plant flowers and perhaps add a bench to create a warm welcome homey feel. Don't forget the buyer is buying a home and you are sellng a house.

Curb appeal is both the first and last impression for the buyer.. Happy Selling

One thing you didn't provide is whether you've had any, or many, showings. If you've had a lot of showings but no offers, then the problem may be something other than price. On the other hand, few or no showings generally indicates the price is high.
