Could you use a program like FHA that allows for a credit score down to 580 and has some more flexibility? I help folks in that situation all over the country. Maybe your situation would work now, maybe not - but I would recommend a well reviewed loan officer to review your credit, income, assets, etc and double check what you may or may not qualify for. ... more

Hi,

At this time, unfortunately, we currently do not have listings for rent to own homes. You may try your luck though and search our website using the Keyword section of the search filter which can be found in the All Filters button. However, these listings are extremely rare.

While any FHA lender is technically capable of funding a 203(K) loan, many avoid it due to lack of experience and expertise. As there needs to be coordination between various parties, it'll be much easier to work with a local lender for a smoother process.

I don't typically recommend buying points or paying bank fees. Have your loan officer do the math for you. Example $250,000 loan amount 4.75% = $1304 P& I $250,000 @ 4.875% = $1323 P & I the difference $19 per month - if the cost of the point as an example is an additional $2000 in closing costs, that takes almost 9 years to recover that $19 per month in additional costs.. keep the $ ... more

A house goes 'pending' when an offer is accepted by a seller and escrow is opened. In the 1st couple weeks all disclosures and inspections are done between buyer and seller to decide to move forward or cancel. Personally I wouldn't look into pending sales too much. I keep a watch over them just in case they come back on the market but your focus should stay on actives. ... more

Amelia Robinette answered:
The seller usually cannot market the property for sale until you're released from your contract, that's pretty compelling. You're not gonna buy it, so if they really want to sell, they need to release and get it back on the market.

have your agent check to make sure it's not back on the market, might be time for your agent to get his/her broker involved.

Seller is just being a jerk IMO, you should contact an attorney and perhaps have a strongly worded letter sent to the seller.

Seniors can definitely get a 30 year loan. Best to contact a reputable mortgage broker in your area to explore a cash-out refi or a home equity loan.
