There are many other factors that give or take value from a property in a subdivision.

An identical home could be $20,000 less if it is adjacent to a busy street. Another house could warrant $20,000 more due to its views. Another could warrant a $50,000 increase in value do to upgrades. In other words there are so many other factors that give value to a home other then everything else is $300,000 range.

Your best bet is to ask a local Realtor in the area. They will ask you a bunch of questions and may want to view the home before a proper value can be given to you. I can help you in this area.

Having been a Board of Directors for 12 years and handling our foreclosures I am quite versed in these matters. To give you a correct response, I would first need to know if you are buying the property directly from the lender owner of record or a short sale from the homeowner who is trying to avoid foreclosure. Also is it a HOA (Homeowner's Association) or a COA (Condo Association) each have separate Florida State Statutes and they are completely different.

My reply is in regards to HOA's only.

When a lender gets deed from the foreclosure auction they are to pay outstanding debt in 30 days. The HOA's law firm should have been in contact with them to get the monies owed their client. This is when the Safe Harbor law comes into effect. Some lenders will waive it and work with the HOA giving them most of what is due depending on the amount. They understand the HOA's have lost a lot of money because so many of these properties have sat vacant for 3+ years with no HOA payments and they realize that they depend on this money to maintain the community, others are not so kind and will stick to the Safe Harbor law even though they have been bailed out by the government on the loan. If it is a short sale you or your realtor should contact the HOA and try to come to an agreed amount from the arrears, keep in mind you are joining this community.

My suggestion would be if you have never lived in an HOA or COA before read their DOCS, which you should be able to read online from the county's website, but your realtor by law is to supplied you a copy of them 48 hours after you sign a contract to purchase. Also I would tell you to check out the Florida State Statutes 720 for HOA's or 718 for COA's. When living in a community like these there are rules and regulations that you must abide by or face a fine. Sometimes HOA's and COA's are not for everyone.

Pet policies differ greatly from condos, residential homes and mobile home parks. Trulia would have a difficult time just trying to keep up with these policies. This might be able to help you:

1. 55+ communities often don't allow pets and if they do, one small pet.
2. Hutchinson Island condos,some do but one small pet and renters cannot have any.
3. Mobile home parks are very restrictive when it comes to pets but some do have a section for pet owners.
4. All residential communities in Jensen Beach allow pets, any where from two to 4 per home and are usually not restrictive to size or breed.

Hi....there are some condos on Hutchison Island that are pet friendly....more like 30-35 lbs but it's possible. On the other hand, $150,000 on the beach would be a condo needing updating but again they are there.
