I got a letter from a man willing to rent me a home without knowing anything about me. Said the keys were with him in Arizona and he couldnt come back for ten years due to hs job. Just wanted to make sure his house was taken care of so deposit and rent werent important. Renting a house thats should be 1500 for 600.00. I am listed as looking for a rental on several sites. After 2 conversatons thru emails, he sent me a letter wanting to know if I wanted the key sent dhl for 170.00 or fedex for 180.00. His name is Samuel Walkington. The house is pictured on all the rental sites but no inside pictures. I wrote him back and told him to give me a physical address and I would send a courier for the keys at no cost to him. Surprising there has been no more communications with this man. Be careful, wonder how many desperate people have sent him 170.00 dollars? ... more

It will probably be more difficult to rent with prior evictions (you did mean more than one I assume) than with poor credit........why would a landlord trust you not to do what you did in the past?
If it happened once, with an explanation, that might be one thing........but more than once?

I suggest you save up money in order to offer prepaid rent as an incentive (if it is legal where you are) as that might be the only way for a new landlord to rent you their house..........or.......find a co-signer who has a good credit history, income and no evictions.

When looking for rentals in Louisville Metro you will have to look in many places. Some of the more notable sources:
Local print media usually found at large grocery stores (ex. Kroger)
Craigslist
Trulia
search property management Louisville in google and call and visit their sites.
Yard signs in the area
A note regarding online rental publications: There unfortunately are scam artists on sites such as Craigslist. Simply make it a rule to yourself that unless the listing is with a verifiable property management company you will want to prevent giving any information beyond your contact phone number and possibly email address to the person posting the ad. Visit the property with another person for safety and trust your instict. If something doesn't feel right, it requires more verifying on your end to feel safe or move on to the next one.

Also, often individuals with rentals often post on Craigslist too!

Do yourself a favor .... Sit down with a good Loan Officer and let them review your finances.
Sometimes credit is just not as bad as you believe it to be.
If you have problems the loan officer can suggest a plan and a time frame for you to make a purchase.

The best way to buy is a direct purchase. If you try to take an alternative method you end up paying more for the property than you would have otherwise or get something that no one else wanted.
