This totally depends on the flood zone of the property. There are areas on James Island that are not considered in a flood zone. However, that does not mean a flood will not occur with a hurricane of direct impact if at high tide. If the house is elevated on pilings, or in a flood zone of AE, this can impact the cost. It all depends on the elevation about the base flood level. Looke at www. Mortgage lenders require flood insurance unless in zone X.

However, living in Charleston is worth every penny. Good luck!
