When you include heating and cooling the condo fee has to go up, but don't forget that you are no loger paying them out of your own pocket. If there are other amenities provided, then it will show up in your condo fee - a concierge, security, garage parking etc. You don't usually see those services in JP. The condo association may be focused on building up a reserve, which is always a good thing for the property and the owners. ... more

Yes, they are often restrictions as regards the resale. The purpose of these programs is to help people to become home-owners but also to keep properties affordable. It is a great way to find your home but may not be the best way to "make a killing in real estate". ... more

The only way to know if you are overpaying is to ascertain the current value of the property, which can only be arrived at by looking at what similar properties in the immediate area have sold for in the past six months or so. This is more involved than looking at the MLS though; you would need to have a professional evaluate the other properties that have sold and compare them (to the best of their ability) to the one you are interested in. This is as much as an art as a science, however it is a very valuable art! A good Buyer's agent can save a buyer many thousands of dollars both by providing evidence culled from other sales with the initial offer justifying whatever price is being offered, and by (sometimes, not always) negotiating even further after the inspection using their experience with many transactions and the evidence provided on the inspection report. ... more

If your home is located in Jamaica Plain, selling it in the summer will not be a problem. The mid-summer can be a slower season in surrounding towns, but there is so much pent-up demand in JP that this rule of thumb doesn't really apply here. For twelve years I've been proud to help many sellers and buyers in JP., and would be happy to assist with your sale as well!

From Plainfield Street the Forest Hills Station of the Orange line is closest. The Green Street station is also nearby but not quite as close (about a ten minute walk)

So, give him/her a call to get the REAL local information based on the contract in hand.
You will find that is ALWAYS a better approach than soliciting comnents from strangers on the internet who have no knowledge of the contracts you signed.

I think that there is something to having a positive attitude based on a new administration. "Yes we can" will get the ball rolling, but if results are not seen it will have a very short shelf life. On a much smaller scale; what is the easier sell:
I know we have been listed for almost 180 days, but I think you should continue to work with me to get your home sold. Or:

You have been on for almost 180 days now, isn’t it time for some fresh marketing ideas? Why don't you list with me this time and let me get you the results that you want.

It will be much easier to get the listing but, you had better bring some new marketing ideas and get some quick interest on the house because the only thing easier than being the second Realtor is being the third.

It was as simple of a decision to vote for a new administration as it was to vote against the current one. I do believe that the country is optimistic that the change will be positive. That is a good start now let’s see how we handle the unemployment crunch as well as the Wall St. mess. A good outcome will allow the housing market to recover.
