Hi Debra, There's alittle more that's needed to get financing. A good credit score and steady income to name a couple. I suggest you contact your bank or credit union and ask to speak with a loan officer. They'll gather some information and tell you if you qualify for a loan. If this is an interior change (like a closet area) it will not require any change in permitting with the county. Look over your contract to see if it says the builder can make changes without your permission. However, having worked for home builders for over 20 years, I can tell you they do not want an unhappy customer and unless this change was made for a specific building requirement (like running a/c ducts), they will probably be happy to make the change to what you wanted.

They will not do a price reduction on this. That screws up appraisals and creates other problems. Talk to your rep, and see what they will do. Sometimes if it is a new plan, they have to make adjustments for bathroom venting, a/c ductwork, etc. Do you hate the change? Or are you just looking for recompense?

Crime and accidents happen everywhere. I always suggest to my customers to drive the neighborhood they are most interested in at night and during the day, weekday and weekend too. You can get a feel for the neighborhood that way. Why not park the car at the Shoppes of Avondale and walk the neighborhood too!

When purchasing a FNMA property, please be advised that closing costs may have items for buyer to pay that are not disclosed until you see the settlement statement. On FNMA properties there may be a re-key fee of $100 - 250, settlement fee to buyer of $500, $250 abstract on Title (even if the seller has agreed to pay for the Owners Title Policy due to using the sellers title company), courtesy closer fee of $200 or more, etc. Most buyer's agents also charge the buyer a commission of $250 - 400 on any type of sale, in addition to seller paid commission. This fee is for administrative purposes because they have to store a copy of all of your documents for 3 years, and sometimes also covers E & O insurance on the sale, etc. The buyer pays all of the closing costs on a FNMA purchase except for listing agent agreed to commission and owners title policy if you use FNMA's title company. FNMA does pay their prorated share of property taxes.

Your agent may have to re-submit your signed contract documents numerous times before the listing agent will forward them to the seller. Your agent must also be registered as an agent an the Homepath website in order to submit your initial offer.

If using the sellers title and closing agent, you will not find out where to send the binder check until after your offer has been accepted. Then, you will have to overnight it to the title company in the form of certified funds, because they normally do not use local companies. When a courtesy closer is used or a mail away is done, there will not be anyone there to explain the documents to you. FNMA just wants them signed in front of a notary and sent back either by email or overnight.

You will need to have a scanner and know how to attach documents to get your signed documents to your real estate agent. The agent then has to combile them into one attachment before the listing agent will accept them. The listing agent may change the contract used from the original one submitted or posted on MLS, just to incorporate one with their company logo on it.

Be prepared to go with the flow, be flexible, and expect the unexpected. With all of that being said, FNMA has some of the most reasonable priced properties on the market and the lower price compensates for the higher closing costs, provided you keep the extra time and additional expense in mind when making your initial offer.
