Usually listings can take up to 48 hours to post as they are reviewed. I would alos only load a few photos at a time and save frequently or they may not save do to size.

But, I would not allow any other homes to be shown anywhere on that flyer ... that is just unacceptable.

Unfortunately from a landlords point of view, you are still locked into the lease. What I would suggest in this case, is speak with the landlord and see if he would allow you to do a tenant replacement. What this would do is have a new tenant move into the property and they will start their own new lease. This will absolve you from your current lease once they move in. Only catch with this is you are typically reponsible until a new tenant is found and most landlords are not too inclined to do the search for you as you will be continuing to pay your rent until this new tenant is found; so in these cases, you are going to most likely be reponsible to find this new tenant. Most people like to attend for the purpose of simply being present for the inspection process and the opportunity to get to know the property themselves. It's fairly common for the seller to not be present but buyers are almost always on site during this process.

From a buyer's perspective, I can't imagine any advantage a customer would gain by not being present......

That is a very interesting question and if I answered it, I could lose my license. We are not allowed by the Texas Real Estate Commission to "steer" people. We can take the criteria you give us and match that up as
best we can with the open MLS listings. You choose those you wish to preview and we can set up appointments to preview. If there is something about the area or neighborhood that you do not like, then we go on to the next listing until you find the ideal home in the best possible area that suits you and your family.
