Unfortunately from a landlords point of view, you are still locked into the lease. What I would suggest in this case, is speak with the landlord and see if he would allow you to do a tenant replacement. What this would do is have a new tenant move into the property and they will start their own new lease. This will absolve you from your current lease once they move in. Only catch with this is you are typically reponsible until a new tenant is found and most landlords are not too inclined to do the search for you as you will be continuing to pay your rent until this new tenant is found; so in these cases, you are going to most likely be reponsible to find this new tenant.
