You need to understand that landlords and owners check credit to ensure you will pay rent on time every month. They cannot discriminate on protected categories (race, gender, religion, family status, etc.) but they CAN discriminate based on financial, credit and criminal information.
Why does your credit suck? Are you employed? Are you paying off your outstanding debts? Do you pay bills on time? Did you have a foreclosure, short sale or judgement? Do you have medical bills due?
Landlords, property managers & owners will accept low credit scores IF the reason is medical bills for some emergency operation for example or for cancer treatments. However, if your low credit scores is because of careless spending or because of a foreclosure or short sale, that will be tougher on the landlord.... more
Go to www.mhvillage.com (manufactured homes). Real estate websites like Trulia and Zillow cannot help you because mobile homes is considered "personal property" - not real estate. If you buy the land underneath then it's considered real estate.... more

The only way to know for sure if you would get approved is to get prequalified with lender, there is no cost and it takes about 20 minutes to find out. If you are interested in purchasing a home I would start there and if you do not qualify at the moment they can let you know what you need to do in order to reach a point in the future where you can qualify to purchase. A credit repair company will normally charge you. Call a local mortgage company in Jacksonville that does not have a up front application fee. Don't call Navy Federal, they will charge you an application fee. I know several lenders that won't charge you and you only need a 580 credit score. It depends upon if the home is vacant or not.. A home where the current lease is getting ready to expire could be several weeks after the current tenants move out. A vacant home could be virtually immediately after you sign the lease. Good Luck... more
