I live in New York and am doing the same thing right now in Orlando -- looking for a retirement home to buy, then rent for 4 years until we retire and move there. In my opinion, you won't be able to use potential rent income to help qualify for your 2nd mortgage on an investment property. Our lender (starts with a Q) certainly didn't include it or consider it when we qualified for financing. I think lenders have to consider the fact that your rental property may sit empty at least part of the time (in other words, rental income is not guaranteed income). We were fortunate to have some equity in our home, lots of retirement savings, cash reserves and cash for 20% down; plus our credit score is very high.

I can also tell you that property management companies will want between 10-15% of the monthly rent to manage the property, plus 6-8% of the annual rent as a tenant procurement fee, and then 3% annual lease renewal fee, and 15% of contracted repairs, and, well you get the idea. Add $100/month for a pool service (if your home has one), and $125/month for lawn service. Be prepared for repairs (renters can be hard on a home), so have cash reserves just in case. I have a great recommendation if your concerned about your credit report and score. Call 1-800-368-4193 make sure you ask for Alicia. Worked with her last year to help remove inaccurate items on my credit report. When I was first referred to her my score was 480, 432 & 466 after 1 month it went up 39 points and in about 5 months 109 points. She is very knowledgeable on ways to legally make both the credit bureaus and creditors do the right thing, and in doing so the items fell off my credit report its been 9 months now I'm at 755 750 and 720 with Experian, but I'm still a satisfied client all I did was follow her advice. Oh she also has portal access so I saw exactly what was being done with my credit and I was able to message her when I had questions from within the portal. ... more

The procedure for claiming any overage resulting from a foreclosure varies from county to county. You are legally entitled to file claim to any excess amount created as a result of the sale that is above and beyond the judgement amount plus any fees associated with the sale and foreclosure of your home. There are not always pre-printed forms used in claiming these funds and may not be readily available in your county. Contact the county responsible for the foreclosure auction and review the file. Do not ask for anyone for information at first. (This is public information and you are allowed to view the file if you just ask) Review the file and then find out who and what entity is holding the funds. Find out from the office that is holding the funds the procedure for claiming the excess funds. This area is really booming with new communities being built almost everywhere you turn. Part of the reason this area is growing faster than any other area in Northeast Florida is because the schools in St. Johns county are A rate and are the top schools in the entire state of Florida! Some good builders here include Toll Brothers, Richmond American, Dreamfinders, David Weekley, Mastercraft, DR Horton, and Lennar. Some amazing communities just being started that have unbelievable amenities like water parks, crystal lagoon man made beaches, and kayak launches connecting to river ways are Shearwater, Twin Creeks, and Rivertown, and Julington Lakes. There are many, many, more new home communities here as well that I haven't listed. We got a 1% rebate when we had our home built and got a check for $4,000 from our Realtor at closing! I would highly recommend using a buyer's agent that gives a rebate on a new construction home to save you thousands when you build your home.
