You would have gotten a much better deal back in 2008-2012. These days, the lenders are becoming more rigid on escalated BPO values that don't reflect true AS IS MARKET VALUE.
That is why more lenders are foreclosing vs settling on a short sale. The BPO process is flawed in my opinion based on discussions with the lender and evaluating comps...We get the short sales done, and for the most part the buyer is still getting a good deal. The risk for the seller is that if the lender accepts a lower offer, they may expect the seller to come up with cash at closing to complete the deal. It is important on behalf of the seller to get the highest and best offer that reflects the condition of the home and its salability. This helps the seller get the best terms for the approval and the buyer still get a good value purchase. Tom Hinz www.shortsaletosell.com ... more

I was told to give my best an final offer for a home I really wanted. Multiple bidders. I was told I won the bid. They sold to another non bidder. I initial my contract and rushed back to the seller. Happy I had won the bidding war. Only to be told several days later that they decided to sell to someone else who was not one of the multiple bidders. My realtor told me it was not fair but legal. I believe this was false representation and fraud. I am seeking help and directions I really wanted that house. ... more

It depends on where you are in the process, your Attorney should be able to determine whether it was disclosed in any way up to this point. If you were given a property Disclosure or survey it should have been indicated.
It is always a good idea if there is nothing provided, to early on research the property yourself, either by physically walking all of it or at least using Google sattelite to see what is on the property or around it.

You can always ask as part of your offer, but do not expect to get a good response since most times these homes are priced in lower ranges to begin with. AS iS homes are usually situations where the sellers simply cannot do anything for either physical or financial reasons, in some cases the seller may consider giving you a credit back at closing if they are going to net something on the sale, instead of taking a lower price. ... more

Alyssa,
Approximately 3/4 of Jackson is Well and Septic, and although many people prefer public utilites for the benefit of flushing anything they want down the drain and not worrying about rust stains from a well, the benefits of having well and septic are not having a water/sewer bill. When you understand how to care for a well, with proper water softener and filters if needed, and how to care for a septic, making sure you service it as recommended, then you will realize that it's not a bad thing to have. The issue and stigma about well and septic falls on the cases where the individual homeowners neglect their systems for several years, and then need to replace the septic or dig a new well. Those are extreme cases and for the most part, if the systems are maintained, there aren't any problems. Here's a link to a guide on septics: http://www.epa.gov/owm/septic/pubs/homeowner_guide_long.pdf
If you are planning to move to Jackson, or to move from one side of Jackson to another, I'd be happy to help you with your search. Any questions you can contact me directly, 732-513-2333 or jniedrach@weichert.com.

Congratulations on your decision to buy your first home. The best advice I can share with you is to connect with a buyers agent that will assist you with the entire buying process from start to finish.
The 1st step will be to determine how much you can afford and to get a preapproval from a mortgage lender before you can shop for a home..I can help you with this. I have been assisting 1st time buyers for 25 years in this area , feel free to call me or e-mail me and I will be happy to help you through the process.

Warmest regards,

Joan Congilose

Hi Shalala,

That is a great question!

As a mother of a small child in the Jackson school district I have found that the opinion of 1 parent can vary greatly from the opinion of another. I think it's best for each parent to do their own research and form their own opinion.

I for example believe that while a school district is very important, true education begins in the home. I feel if a child and their parent review the child's work nightly and the parent is there to help their child learn and grow then they will be a success no matter where they go to school.

On the webpage I have linked below, scroll down to the bottom of the page and there will be 2 seperate websites to assist you in obtaining factual data about our area schools. The NCES site is the primary federal entity for collecting and analyzing data that are related to education in the United States and other nations. While GreatSchools.net is the objective source of school information on elementary, middle and high schools. It offers more of a parent's opinion on things rather than government statistics.

Use them both to help formulate your own opinion, and then give me a call to help answer any other questions about our town that you may have! You can reach me anytime at (732) 904-8403. Thanks and good luck! :)
