The credit requirements for USDA rural development loans are highly flexible. While the USDA official guidelines state no particular credit score requirement, the lenders actually underwriting a rural home loan may ask for a credit score above 600. You should contact a USDA approved lender in your area to understand their required credit qualifications.

There is not really a blanket answer for that question. It depends on a variety of reasons. Are there contingencies to be satisfied in the contract? If so, time should be allowed for those. What type of loan are the purchasers getting, if they are getting one at all? Typically, one should expect a 30-60 day turn-around time from contract to close. If it does happen to be an all cash deal, or traditional bank loan, that window could be less than 30 days. However, if the financing instrument being used is a secondary market loan, then I would expect 30-45 days, maybe more, again depending on the loan type and season. ... more

Typically, in my area an all cash deal can be closed in 3 weeks or less. I have experienced transactions where the closing was 7 days or less from contract. Closing cost should be significantly less , again, depending on charges for the above mentioned items, plus the cost of the closing agent to conduct the closing. I am not familiar with HMS either. I have used AHS (American Home Shield) and HWA (Home Warranty of America) in the past. I do like the fact that HWA offers a 13 month home warranty (whereas) some of the others offer 12. My experiences have been that they will also allow the referring apply an agent referral fee of $70 back to the client for an additional discount on their purchase. There are numerous government programs to help families buy a home. Some FHA government owned homes can be purchased for as little as $100 down and Rural Development offers 100% financing. VA also has 100% financing.

I am not aware of any government lease to own programs. Feel free to call if you would like to discuss your options or contact your preferred lender to learn about all available government loan programs.

Some sellers aren't going to rip you off because you need owner financing. Give this guy a call, he does it frequently and he isn't going to take advantage of you or come at you like a loan shark. He is from good people, working class folks, and isn't trying to get rich, just making a living. He's been there and done that himself.
