I am not familiar with HMS either. I have used AHS (American Home Shield) and HWA (Home Warranty of America) in the past. I do like the fact that HWA offers a 13 month home warranty (whereas) some of the others offer 12. My experiences have been that they will also allow the referring apply an agent referral fee of $70 back to the client for an additional discount on their purchase. There are numerous government programs to help families buy a home. Some FHA government owned homes can be purchased for as little as $100 down and Rural Development offers 100% financing. VA also has 100% financing.

I am not aware of any government lease to own programs. Feel free to call if you would like to discuss your options or contact your preferred lender to learn about all available government loan programs.

He is from good people, working class folks, and isn't trying to get rich, just making a living. He's been there and done that himself. It's a toss up here on what's worse, houses or stocks. Im from Jackson and have been a little envious of the extremely affordable houses my friends live in compared to here. Here a $600K house is a 4BR 2.5BA house built in the 60s or 70s and carries a $5,500 annual tax bill. There are more and more for sale signs that actually say "Reduced 100,000". Hard to believe. So, the housing crash is bringing things somewhat back to reality here. ... more
