No. NWMLS listings do not automatically appear on Trulia, Zillow or Realtor.com. It is up to the agent or their firm to arrange that, and not all do. Really something a seller should check out before selecting an agent.

As a buyer you don't want to be looking for listings on those sites for that reason, but as a seller you want your listing to have as wide of exposure as possible because you never know where the buyer who will make the best offer for your house is looking.

The best way to determine value is to review it through a market analysis. I couldn't tell you if it's overpriced unless I know more details. 640K for 1900 square feet sounds over priced if you are right next to the freeway, but if it's on the water then it's under priced. Does it have a new kitchen, beach rights a bomb shelter???? As you can see for me to give you the best answer, I would need to know more information. Best of luck to you! Paula, you are asking questions that are very difficult to answer for even us experienced agents. But, if we knew more, we could probably help you. These type of questions really need a conversation to determine exactly what you want to know & why. And, they are best done with your own agent. If there is no deal happening here in terms of a sale or rental, then you might want to consider hiring one of us on a fee for services basis to consult with you. Let me know if you would like to do that. I am one of the few agents who works by the hour as well as on a commission basis.

Good luck to you whatever you do,

Jirius Isaac

If you're talking about Sammamish Bluffs, yours actually isn't the best priced in the complex. There are a couple more priced better and there's also a Fannie Mae unit for $50k less. ... more

If you go to YOUR LISTINGS while you are logged into Trulia, find the listing for which you want the Open House entered and you will see a link about half way down your listing that says "Holding an Open House - Let Us Know" Click on the link and you simply email Trulia with the date and time of your open. They will reply once it is inputted.....and I have always had good luck with getting them in.

Hope that helps!
