Yes, as Jennifer had mentioned below, the HOA fee is $537.00 monthly. What that includes is the Exterior of the Building, Community Pool, BAsic Cable, Flood Insurance, Grounds Maintanence, Building Insurance, Property Manager, Tennis Court, Trash Removal , Sewer and Trash as well........

When you first posted your problem, I told you how to get done what you needed to have done, since you were already in the closing process.

You don't seem interested in getting a good Realtor to represent your interests. So you either continue to be frustrated by your situation or you personally do something about it.

I suggested you go to the condo and meet some of your prospective new neighbors and simply ask them these questions. And any others that may come up. I would simply knock on the doors of the neighbor on either side of your new unit, introduce yourself and ask if they'd mind answering a few questions. If they are unwelcoming, you might not want to live there anyway.

Once you get the name and unit number, immediately go see the President.

The management company answers solely to the Association President. Tell the President what you need. If he cannot get the matter resolved, again you might not want to live there anyway.

I have been assuming you do in fact have a contract as you originally stated but now begin to question, especially if you want to know ", maintenance fees, etc."

Either work with a Realtor or continue to do-it-yourself seem to be your only choices

That's because Uncle Sammy subsidizes it and makes taxpayers across the US chip in to help pay for policies in areas prone to flooding.
