Vacation Rentals are allowed - depends on the condo docs and the price of the unit if it can do weekly rentals but most can do monthly.

Best thing to do is contact a Realtor in that area by phone, he or she will be able to assist you with lender information as well as finding properties that you may be interested in.

I hope that helps a little.

The best luxury condos in the Village of Islamorada that allow weeklys is Bay Harbour. There are only a few that allow anything less that 30 days in Islamorada. 30 day minimums is the general rule of thumb for single family residential and condo. In the more moderately priced condominiums which allow rentals would be Las Maravillas, Beacon Reef, Summer Seas, Sea Gulls and The Palms. Rental terms vary from condo to condo. High season and heavy holdiay traffic weeks of course bring higher rental dollars and more wear and tear on your property. The higher end luxury condominiums typically attract longer term renters with less turnover therefore less wear and tear. Fewer tenants, less wear and tear, higher rental rates. Let me know what your specific interests are in a condominium and I will be happy to contact you with what is currently available.

David,
Keith Allen here with Century 21 Schwartz Realty in Islamorada. I need more specifics on what you are looking for. Namely price range most specifically because there is little on the open water bay front or ocean front with or without a pool under a million in Islamorada. In the Lower Keys perhaps or some times we come across a real jewel in the Key Largo area at or around a million. How many bedrooms and baths? Do you require dockage and how much? How big of a boat or is dockage important? Condition is very important. If you are able to put some sweat equity into your purchase all the better. If you would like more information on Islamorada properties or any island in the Keys, give me a call, text or email with your wish list and I will do what I can to find you your piece of paradise.
All the best!

I wish you luck, some local REaltors responded and sit down and talk with them, and let them see the damage, would it be able to be sold as a tear down and then have someone build their own dream house depends on location, lot size and what is allowed to be built.
Good Luck to you!
