The agent is hired by the seller and must represent THEIR best interests at all times. This can affect you quite a bit. Contingency removals, request for repairs, inspections and the worst would be any disputes between you and the seller. There are 35 leases on the MLS in a 2.5 mi radius from UCI, they range from 2350-8000/mo. I would check with a local realtor who can look at the MLS and show you property and also check apartment buildings and websites, also You need to start getting serious by early August, the rental market in Orange County is very hot just like the residential sales market (especially in college cities like Orange and Irvine), the sooner you can get a commitment the better.

To my knowledge we can not pay a referral fee to past clients.

You can do things like send a basket or give a gift card to a local department store or restaurant.

You can make a donation to a charity in their name.

Referral fees are to be paid to lic real estate professionals, and are paid through escrow. Money does not change hands directly from one agent to another.

Need to know what some of your thoughts are about buying a place..
1)- What price range are you looking in?
2)- What is your down payment or paying cash?
3) -I can check to see what the rents are like for your return on investment -(ROI)
4)- Its your return that you really want to know and of course what your buying that it would go up...
--Some areas will go up more than other areas... This is also can be an important factor
These are just some of the things that will need to be discussed and any other questions of concerns that come up in our conversation.. Maybe instead of one big property you would want say 2 smaller properties.... Talk to you soon ..
