Read your contract. There should be a clause that answers your question. Realtors cannot advise you without seeing the contract.

Keep in mind that most of the "foreclosure" listings on this site aren't necessarily real, or even available to buy at this point. This is just a big database of properties that come from various sources. It's likely that the owner has missed some payments and the lender has filed an NED with the county. (Notice of Election & Demand). Basically early stages of foreclosure. But that doesn't mean it has been foreclosed on, or is it available for purchase.

If you're serious about buying a home, I'd suggest you hire a local REALTOR as your Buyer's Agent. He/she can find all available properties that fit your search criteria, including any available foreclosures in your area.

If you're not working with anyone yet, I'd be happy to refer you to someone. I have access to a large network of agents and I'm sure I can find an agent in your area. Let me know how I can help!
