how up to date is the price values on Trulia. Why is the price comparison so different than on Zillow?

Looking at the values of these site is about as helpful as looking at tax district values to determine how much a house is worth. I hate they even have them because it makes people that know nothing about the business think they know how much a property is worth and waste everyone's time.

I say ignore them and have your agent run comparable sales for the subdivision.

Why rely on any online estimates; keep in mind that third party sites acquire information from various sources, therefore oftentimes the data is inaccurate, not updated and may be too old; for reliable and accurate information, it's always best to work with an agent...

These sites need place a disclaimer on their pricing stating refer to a Realtor for true values

Neither site's valuations are worth more than for entertainment purposes. No one from any auto-valuation companies views the home, sees the condition, improvements or deferred maintenance.
If you looked at 5 different companies valuations, you'd get 5 very different views and none of them may be right.
If you need a more precise idea of a properties value, a local realtor who serves the area would be your best bet. We are in the homes, comparing them, helping update them and of course selling them.

Realtors have access to true sales data housed within the MLS, which is also completely private to non-members. This data is what we use to provide you with a much more accurate analysis of the market in your area, and thus help determine a fair property price.
Trulia and Zillow on the other hand simply scrape data from random public sites since they are NOT connected to the MLS, and their "guesstimates" are usually quite far from being accurate.
