I like Cherry Creek in South Austin. There are a lot of older homes in that neighborhood that are affordable (under 200k) where people have flipped them. People that are looking for a renovated home in that area prefer something that still looks like the original home, but has modern amenities. As an added bonus, that neighborhood is located near Central Market, and numerous restaurants.
