What are the market conditions for buying a vacant residential lot in Desert Mountain (North Scottsdale)?

HOA Fees tend to be very high in that community, about $300 a month. There better land lot deals that don't have such high HOA Fees. If you going to hold, that can get expensive over time. Contact me, I may have some alternative Lot options for you that don't carry the high cost on Desert Mountain.

Land is one o the few bargains remaining both in and around Desert mountain. Home prices are rising at a pace that simply cannot continue (think back to what happened in 2007), but there ae vacant lots not just in but around the Desert Mountain area, Unless you have specific reason for choosing Desert mountain, I would suggest you broaden your search to the surrounding area, because there are some great bargains to be had!

Good time to buy vacant in DM. Vacant land has not caught up with building yet. But keep in mind financing for vacant land and construction financing is still difficult. But, if you have the resources, you can be ahead of the curve.

Buy the way my trendline analysis of Desert Mountain (my only community i do deep analysis on) is a 22% upturn in the 12 months from now to the same date in 2014 based upon closed sales price of lots.

Does the HOA have a time frame for the land owner to build a home?

There are 133 lots currently available in Desert Mountain. Prices are from $95,000 to $1,970,000.
From 1/2 acre to over 3 acres. Some may include golf membership, but, an Equity Club Membership can be purchased for an additional cost. The HOA is about $1,431.12 / Semi-Annual.

With the equity gold membership included, it means that the land owner has to pay the monthly golf membership fee? Could the new owner opt out of the equity golf membership?

I am an expert in Desert Mountain. 50% of all lots under 200k are pending, the market is picking up steam, these lots sold for over 300 ten year ago. The situation is complicated by the membership arrangement with the Desert Mountain Club. Call Steve Desert Mountain Man at 480.717.1604

Land is still a great deal in Desert Mountain, you will also need to know if you want to purchase the land with a golf or social membership or without. Desert Mountain has a lot of options at great prices. Pleaselet me know if I can be of any assistance to you. Tammy Seymour 480-586-0377
