You're obviously promoting your rental here. Something we, as brokers are not allowed to do in this forum. So, you have something to rent and it's going for $2500. Studio, most likely at that price. Straight or Alcove? You can't or won't promote it because that costs money. You don't want to list it with a broker for whatever the reason (a broker WILL get it rented), so it languishes with no takers.

Do yourself a favor, list the thing already. There are plenty of reasons to do so but I tire of typing.

Sounds low but hard to know for certain. How large is it? In the typical FiDi luxury rental building, studios are going for about $2500.

Raise it 10%. That way you'll get a good tenant that is happy to be there and you'll be less likely to have any issues. That's what I would do anyway.
