Just curious about gas and mineral rights? Transfer or is seller retaining?

I am selling a home, with gas rights and 100% will be transferred to buyer

Not sure...what does your REALTOR or attorney say? Here in CO it's very common to own the land, but NOT the mineral rights. When buying real estate, this should be addressed in the transaction and would come up in the title search.
