I did that in the past for several years and partnered with a contractor. What I found at the time is that if a property is known to the public and is listed on the market then it is not quite in the category that has profit potential. The purchase price plus repair costs should be less than 70% of the after repaired value and those are extremely hard to find on the MLS. A Realtor once told me, "If I know of any of those I will buy it myself."
So I found other ways to locate those properties and took some courses and read some books.
